The project is the construction of a new hotel comprising four storeys above ground and a single basement level. An existing office building previously occupying the site will have been demolished under a separate contract with the site cleared and hoarding erected as indicated by the accompanying documents. The structure is to be primarily of a reinforced concrete frame, with areas of lightweight steel construction forming part of the third floor and a canopy above the porch and smoking area on the Windmill Road elevation. The basement is to be formed with a combination of secant and contiguous pile-retaining walls, with much of the structure bearing onto a reinforced concrete capping beam.

A single core is proposed, containing the stair and two passenger lifts for vertical circulation. The hotel will contain 86 en-suite guest bedrooms as well as a public lounge accessed directly from Windmill Road and various other associated spaces.
